Status of the project:

  • Buy to Let:  

i) Price per unit- INR 15,50,000 (Inclusive of GST, Stamp duty and Registration) 
ii) We would guarantee an INR 10,000/- PER MONTH as rental yield with a 5-year contract option. (The developer takes the responsibility to find a tenant. Even if the property is not leased out by the developer, the property owner/ Investor is entitled to achieve an INR 10,000/- per month) 
iii) The yields are as favourable as 9.23% p.a. (On the cost of flat Rs.13 lakhs) 
iv) The developer would also provide a 5% increment on the rentals every year. 
v)  Vinayak hills future developments within and around the project enable to be an attractive investment, and also its connectivity would add up and enable the property to appreciate. 

  •  1-year Exit plan: 

i) We are offering a rate of INR 12, 80,000/- (All inclusive of taxes) with GUARANTEED RETURNS of 18% p.a. subject to full payment.
ii) An Agreement would be in place and will be registered in the Investors name.
iii) The developer will issue a post-dated cheque of INR 15,10,000/-, dated exactly a year from the date of full payment of INR 12,80,000/-  in the name of the investor. This would ensure a guaranteed profit of INR 2, 30,000/- to the investor.
iv) After the completion of 12 months the investor would have an option of retaining the flat at the 11 months without paying anything OR selling it at the market rate prevailing at that time OR get the PDC cheque of 15, 10,000 cleared and cancel the agreement to sell.
v) A guaranteed profit of INR 2, 30,000/- would be available in this scheme along with the benefit of a property rate hike.  The plus point is that we are currently selling the flat at 15, 50,000 (Inclusive of all taxes), so the investors would end up saving 3 lakhs (includes all taxes and fees) at the end of the investment term if they opt to retain the flat.
